Balthazar, Chiddingfold, Surrey

AND Designs was asked to design the structural elements for this luxury Georgian style manor house in Chiddingfold.

The building is clad in honey-coloured natural stone, which we had to pay particular attention to when designing the steel frames due to the sensitive and brittle nature of the material. This building also has very large openings which added to the project’s complex design.

The Atrium, Buckhurst Hill, Essex

AND Designs was asked to design the structural elements for this five-storey apartment block with a basement car park.

The construction comprised of concrete retaining walls, a basement car park and a steel frame with metal and concrete deck floors. The building also included a curved circular roof that was made up of a steel frame with cross bracing incorporated as a feature element.

90-100 Brighton Road, Surbiton

This was a challenging project consisting of a large basement with party walls on all sides of the building and a large Thames Water sewer at approximately 35 metres deep.

The property comprised of 70 units with four blocks of apartments, an internal court yard and a basement.

The building has a four-five storey concrete frame and a basement with a secant wall construction and internal walls.

This was a complex project involving ground movement assessments and we worked closely with Thames Water to agree a construction strategy.

90-100 Brighton Road, Surbiton

Belvedere Avenue, Wimbledon

We were asked to supply the design and detail for this luxury property with a basement. This consisted of masonry and concrete floor construction above ground level.

Close proximity boundary conditions meant that we had to introduce piled foundations. We worked closely with the architect to design the steel works to meet the design brief. This included working around design restrictions to provide supporting elements to the upper floor.

These three properties were constructed for separate clients. They are all adjacent to existing boundaries with basements and challenging party wall matters.

The buildings were constructed with traditional masonry and pre-cast units with a steelwork and timber mansard roof.

The local authority required a basement impact assessment for each project to assist the architect and client in obtaining planning approval prior to construction.

Lambourne Avenue, Wimbledon

This is a very large property located on a sloping site and we had to consider the use of retaining walls to suit the varying ground levels.

We worked closely with the architect and Certified Surveyor for Structural Waterproofing (CSSW) to assess waterproofing and water ingress.

Commercial

Zanrose House, Perivale

Zanrose House is a commercial property comprising of a tea warehouse and distribution centre.

The structural design has a series of cross-facing double portal frames. The project was commissioned by the client to achieve an open area with nominal interruptions to the floor area to allow the storage and distribution of the tea products.

Innings House, Hove

We were commissioned to provide the design and detail for this four-storey concrete-framed apartment building with a steel-framed rooftop penthouse.

There were various complexities including a nearby neighbouring property which meant piled foundations could not be used and an alternative method of propping was required.

The property is also located on a sloping site which meant the ground had to be strengthened to allow for the foundations to be built.

Space restrictions on site meant that the lift pit area in the basement had to be utilised for the crane. Column positions were also restricted for car park access and so we used ground slabs as a transfer slab.

Junction Court, Watford

This project consisted of a five-six story concrete frame with adjacent sites on piled foundations. The adjacent properties were very close to the boundary and so a piled raft was constructed to allow for sufficient distance.

This was a design and build project, and we had a very good working relationship with the client/contractor which helped us to meet the short timeframes required.

Waghnion, Banfora, Burkina Faso

We were commissioned to design commercial steel frames for petrochemical/electrical companies in West Africa.

We had to carefully consider the local environment and the difficulties associated with transportation and other works sensitive to an African continent.

Redbus Group

We were commissioned to facilitate the needs of Redbus Group’s subdivisions throughout Europe. This involved checking the company’s existing building structures in Prague, Paris, Frankfurt, Milan and London.

The projects required a fast turnaround and involved electrical and cable installation during the feasibility and construction stage.

The works involved 24-hour attention from AND Designs’ engineers to meet the company’s business needs.

V4 Flooring, Surrey

This project consisted of a series of small industrial units within three separate blocks.

The units are steel-framed buildings with composite sheet metal cladding externally.

AND Designs was commissioned to design steel portal frames and foundations for one of the buildings for a new flooring showroom.
